Authentic, professional BDSM furniture from our established dungeon suites across London. Every piece is previously used but carefully maintained, thoroughly cleaned and inspected between rentals.

Confirm and pay the deposit
We confirm availability and the package. A refundable £250 deposit secures every booking.
Delivery or collection
We deliver and collect within London for £200, or you collect from our London locations.
Return and inspection
Dismantle the equipment for 11:00. The deposit is refunded once everything has been checked.

Before you hire
Equipment hire terms & conditions
The hirer is responsible for the equipment from collection or delivery until it is returned. In short: 24-hour rentals, a refundable £250 deposit, assembly by the customer, and repair or replacement costs charged for damage beyond reasonable wear and tear.
1. Rental duration
All standard rentals are for 24 hours, beginning at 11:00 on the agreed collection or delivery date and ending at 11:00 the following day. Extended hire periods must be agreed in advance.
2. Security deposit
A refundable security deposit of £250 is required for every booking. It is refunded after the return and inspection of all equipment, subject to any lawful deductions for damage, missing items or other agreed charges.
3. Customer responsibility, loss, theft & damage
The hirer is responsible for the hired equipment throughout the rental period, including transport, unloading, assembly, installation, use, dismantling, storage and return. The hirer agrees to:
- take reasonable care of all rented furniture and accessories;
- make sure equipment is transported, handled, assembled and dismantled safely;
- protect the equipment against theft, loss, accidental damage and misuse;
- make sure only appropriately instructed and competent people assemble and operate specialised equipment;
- keep equipment secure when not in use;
- report any loss, theft, malfunction or damage to BDSM Suites as soon as reasonably possible;
- return all equipment and accessories in the condition supplied, allowing for reasonable wear and tear.
Damage and repair charges. If furniture is damaged beyond reasonable wear and tear, the hirer pays the reasonable cost of repair. Where specialist repairs are needed, BDSM Suites may have the equipment assessed and repaired by a professional dungeon furniture maker; the hirer is charged the reasonable, documented cost of repairs, including necessary transport to and from the specialist. In case of theft, loss or irreparable damage, the hirer may be charged the reasonable replacement cost.
Charges may be deducted from the £250 deposit. If repairs or replacement cost more than the deposit, the hirer remains responsible for the balance. The hirer is not charged for reasonable wear and tear, or for loss or damage caused by BDSM Suites or its delivery personnel.
4. Assembly, installation & safe use
BDSM Suites provides equipment hire only. Unless agreed in writing, the service does not include professional installation, assembly, dismantling or on-site supervision. The hirer is responsible for making sure that:
- equipment is assembled correctly and following any instructions supplied;
- the venue is suitable for the equipment;
- equipment is inspected before use;
- manufacturer weight limits and safety requirements are respected;
- specialised equipment, particularly the inversion rack, is operated only by appropriately competent people;
- all activities are conducted safely and involve consenting adults aged 18 or over.
Equipment must not be modified, or used if it is damaged, unstable or defective.
5. Delivery & collection
Delivery and collection within London are available for an additional £200 per booking. Customers may instead collect and return the equipment themselves from our designated London locations. Where the customer arranges transport, they are responsible for safe loading, securing, transport and unloading. All equipment must be dismantled and ready for collection at the agreed time.
6. Cleaning & hygiene
All equipment is thoroughly cleaned and inspected before it is supplied. The hirer must keep appropriate hygiene standards throughout the rental and return all furniture in a reasonably clean condition.
7. Film & television productions
Film, television, advertising, music video and commercial photography productions may need equipment for longer periods. We welcome enquiries for multi-day and longer-term rentals: contact BDSM Suites with your production requirements for a personalised quotation.

How much does it cost to hire BDSM furniture in London?
Packages are priced for 24 hours: any 2 items for £450, any 3 items for £600 or any 5 items for £900. Delivery and collection within London cost an extra £200, and a refundable £250 security deposit is taken for every booking.
