1. About Us and These Terms
These Terms and Conditions apply to Bayswater Dungeon Suite (bayswaterdungeonsuite.com) (“we”, “us”, “our”).

These Terms apply to every booking of the Bayswater Dungeon Suite (the “Suite”), whether made through our online booking system or by email. They also apply to add-ons, packages and gift cards.
By ticking the box at checkout or confirming a booking by email, you (“the Hirer”) accept these Terms on behalf of yourself and all your guests. Please also read our Privacy Policy.
2. Our Service
We hire out a private, self-contained suite in Bayswater, West London, with a kitchen and washroom, together with the furniture and equipment listed on our Equipment page. The Suite is for your exclusive private use during the period you booked and is not shared with other guests.
We provide the space and equipment only. We do not provide any personal, sexual or entertainment services, staff or participants. We are not a party to any arrangement between you and your guests or clients.
Food and drinks are not included. Light snacks are available for a small fee, and you are welcome to bring your own food and refreshments.
3. Strictly 18+
- The Hirer and every guest must be aged 18 or over.
- We may ask anyone to show valid photo ID at check-in. If ID is not shown, we may refuse entry or end the booking without a refund.
- Pro-Domme rates and professional packages require proof of professional status.
- We reserve the right to refuse any booking or rental.
4. Bookings
- Bookings are made through our online booking system. Your booking is confirmed, and a contract is formed, when you receive our confirmation email.
- You must give accurate contact details, including a valid phone number.
- Bookings can be made up to 180 days in advance.
- Professional packages and longer stays are arranged by email and are confirmed once we have agreed them in writing.
5. Prices and Payment
- Prices are in pounds sterling (GBP), as shown on our website and booking system at the time you book.
- Daytime rates are for up to 2 people. Overnight rates are for couples. Extra guests are charged as add-ons: £50 per extra guest for bookings of up to 5 hours, and £75 per extra guest for bookings of 6 hours or more and for overnight stays.
- A maximum of 4 people may attend any booking.
- Overnight rates apply to a one-night stay. Higher rates apply on the night before a Bank Holiday, as shown in the booking system.
- Some specialised equipment is available as a paid add-on at the prices shown on our Equipment page and in the booking system.
- Full payment is taken at the time of booking by card through our secure payment provider, Stripe. We never see or store your full card details.
- Promotional codes are subject to the conditions stated with each offer.
6. Deposit
A £100 deposit is required for full-day rentals and overnight stays, as stated in our booking system.
7. Cancellations, Changes and Refunds
- No-refund policy. Once your booking is confirmed, payments are non-refundable, except as set out in these Terms or where the law requires otherwise.
- Rescheduling. If you cannot attend your original slot, you may move your booking to another available date. You can reschedule your booking yourself, using the link in your confirmation email, up to 72 hours before your planned visit.
- No-shows. No-shows are not refunded.
- If we cancel. If we have to cancel your booking, you may choose either a full refund or a new date. Refunds are made to the original payment card.
- Your statutory cancellation rights. The Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013 normally give a 14-day cancellation period for purchases made online. Under regulation 28(1)(h), this right does not apply to bookings of the Suite, because they are leisure services provided on a specific date or for a specific period. This does not affect your rescheduling option above or your other statutory rights.
- Gift cards. Gift cards can be used towards a booking at Bayswater Dungeon Suite. Any unused balance remains available on the code for future bookings.
8. Check-in, Check-out and Cleaning
- Check-in and check-out times are those of your booking. Early check-in and late check-out are available as separate booking options.
- You must leave the Suite by the end of your booking.
- We clean and disinfect the Suite and all equipment after every booking. Messy activities are allowed, but must take place on the waterproof sheets provided.
9. House Rules and Conduct
- The Suite is for the exclusive use of the Hirer and the guests included in the booking. No other person may enter.
- The Suite is strictly non-smoking.
- All activities must be lawful and take place between consenting adults. Any participant may withdraw consent at any time.
- Illegal drugs and illegal substances are strictly forbidden.
- Please be discreet and respectful of the building and its neighbours.
- Use all equipment only for its intended purpose and within its stated limits (for example, the textile sling has a maximum load of 120 kg). Do not remove any items from the Suite.
- Photography and filming are permitted. You must have the consent of everyone who appears and make sure they are all aged 18 or over. You are solely responsible for any content you create and publish.
- If there is a serious breach of these Terms, illegal activity or a risk to anyone’s safety, we may end the booking immediately without a refund and ask everyone to leave.
10. Professional Hirers
Professionals who hire the Suite to see clients or create content do so as independent businesses. You are solely responsible for:
- your clients and guests and their conduct;
- your own screening, insurance and taxes;
- complying with all applicable laws.
Our only charge is the hire fee. You must make sure that your clients follow these Terms.
Promotion on our Visiting Domme page and on our social media requires your consent.
11. Damage, Loss and Liability
- You will be charged for any breakages, and for any items that go missing from the Suite, during your booking.
- You use the equipment and take part in any activity at your own risk. You are responsible for knowing how to use the equipment safely and for the safety of everyone taking part. If you notice any defect, stop using the item and tell us immediately.
- We are not responsible for personal belongings brought to or left at the Suite.
- Nothing in these Terms limits or excludes our liability for death or personal injury caused by our negligence, for fraud, or for anything else that cannot be limited or excluded by law.
- Subject to the point above, our total liability for any booking is limited to the price paid for that booking. We are not liable for losses that were not reasonably foreseeable, or for business losses.
12. Events Outside Our Control
We are not responsible for delays or failures caused by events outside our reasonable control. If such an event affects your booking, section 7.4 applies.
13. Complaints
If you are unhappy with any aspect of your booking, please email [email protected]. We strive to respond within 24–48 hours.
14. Privacy and Data Protection
We process personal data in accordance with the UK GDPR and the Data Protection Act 2018. Full details are in our Privacy Policy.
15. Changes to These Terms
We may update these Terms from time to time. The version in force on the date of your booking applies to that booking.
16. General
- These Terms, together with your booking confirmation, form the entire agreement between us.
- If any part of these Terms is found to be unenforceable, the rest remains in force.
- If we do not enforce a right immediately, we can still enforce it later.
- No one other than you and us has any right to enforce these Terms.
17. Governing Law and Jurisdiction
These Terms, and any dispute or claim (including non-contractual disputes or claims) arising out of or in connection with them or with our services, are governed by the laws of England and Wales. The courts of England and Wales have non-exclusive jurisdiction.
If you are a consumer living in Scotland or Northern Ireland, you may also bring proceedings in your local courts. Nothing in these Terms removes any mandatory consumer protection you are entitled to under the law of the country where you live.
